“It’s probably fine” are famous last words. Gloss over it at the showing and it turns into a big whammy on inspection day, with your client standing right there.

Take a pic and text it. FaceTime me from the basement. Call me from the driveway. If I can pick up, you get a straight, quick read: probably nothing, or worth a closer look before your buyer writes the offer.

A look through a phone camera isn’t an inspection and doesn’t replace one. It’s a heads-up to help you and your buyer decide what to do next. And I don’t throw out repair numbers, on the phone or in a report. That conversation belongs to you and your client. I’ll tell you what concerns me and why.
