Rochester Home Inspections
Rochester and Rochester Hills are two different municipalities, and for inspection purposes they're two different problems. Rochester proper is the older, denser, walkable city — early twentieth century homes on small lots near downtown and Paint Creek, with postwar and modern infill filling the gaps. Rochester Hills is largely a subdivision community built decades later. If you're buying in the city, you're buying old housing.
The most common misleading condition I find in this market is the well-executed cosmetic renovation over untouched mechanicals. Rochester homes sell at a premium, renovation budgets tend to go to kitchens and baths, and the wiring, drain lines, and foundation drainage behind those finishes are frequently original. I look past the finishes. A beautiful kitchen on a circuit that was extended three times is still a beautiful kitchen on an overloaded circuit.
Sewer laterals deserve their own mention here. Original clay tile, a street grid full of large mature trees, and a hundred years of root growth is the worst possible combination, and it's completely invisible during a standard inspection. On anything in the older core, a sewer scope is one of the highest-value decisions you can make before closing.
