Buyer Home Inspection

A buyer's inspection is your one chance to understand a home before it becomes your problem. It happens after your offer is accepted and during your inspection contingency period — the window where you still have leverage to negotiate repairs, ask for credits, or walk away entirely.

The inspection covers every major system: roof covering and drainage, exterior cladding and grading, foundation and visible structure, the electrical service and distribution panel, the heating and cooling equipment, water supply and drainage plumbing, water heater, attic ventilation and insulation, and interior components including windows, doors, floors, and ceilings.

Expect the inspection to take two to four hours depending on the size and age of the home. You're welcome and encouraged to walk along, especially for the final summary — seeing a problem in person is worth ten paragraphs of description.

You'll have a photo-documented report within 24 hours, organized by priority so you and your agent can act on it immediately.
